Terms & Conditions
For the Affordify buying-budget check on property listings · Last updated 19 October 2026
Who we are
Affordify is run by Affordify.ai Ltd, a company registered in England and Wales (company number 16719369), registered office 71-75 Shelton Street, Covent Garden, London WC2H 9JQ, United Kingdom. In these pages, “we” and “us” mean Affordify.ai Ltd, which is also the controller of your personal information.
What Affordify does
Affordify turns the information you give us, and, if you choose, information from your bank, into an indicative buying budget for the home you are looking at. You can then choose to share a summary with the listing agent or ask a named mortgage adviser to contact you.
Affordify does not give mortgage advice, recommend mortgage products, underwrite loans, make lending decisions or issue mortgage approvals.
Three different things
- Estimate. A budget calculated from the answers you give.
- Bank-verified budget. The same calculation using income and spending read from your bank through Mastercard. It means the figures came from your bank. It does not mean a lender has checked your affordability.
- Lender approval. Only a lender can give this, using its own criteria. Affordify never does.
Neither an estimate nor a bank-verified budget is a mortgage offer, an agreement or decision in principle, a credit decision or financial advice. Lenders may lend more, less or nothing. No credit check is carried out. Monthly payments shown are approximate and use average market rates at the time.
Your answers
Your budget depends on the information you give. Please make it accurate and complete. You can check your answers and how we calculated your budget on your summary and on your estimates page.
Bank connection
Connecting your bank is optional. The connection runs through Mastercard, which is authorised to access account information, and you approve it with your own bank in a separate step. We read balances and transactions to work out your regular income, credit repayments, direct debits and balance. You confirm which regular payments are your pay before they are used. We keep only those summary figures, never your transactions. You can withdraw access at any time.
Sharing is a separate choice
Accepting these terms does not share anything, sign you up to marketing or let anyone contact you. Each of those is a separate choice you make on screen, and before you confirm we show who will receive what.
- Listing agent or property portal: the property price, your budget, the gap and whether it is an estimate or bank-verified. Never your income, commitments or bank information.
- Mortgage adviser: only the adviser named on screen, with your contact details and the answers you gave, if you ask to be contacted.
- Closing the window never shares anything.
How Affordify is paid
Using Affordify is free for you. There is no charge for your budget, for connecting your bank or for an introduction. Affordify is paid by property portals, estate agents, mortgage advisers and lenders for its service, which can include fees for summaries or introductions you choose to share with them. When a named recipient pays Affordify for an introduction, we tell you before you confirm.
Emails
We email you a verification code. When you finish a check, we email you your budget with a link to see all your estimates; that link works for 30 minutes, after which you sign in with a new code. We send a link to continue where you left off only when you ask for one; it expires after 7 days.
Responsibility
We work to keep the service accurate and available, but we cannot guarantee that it is uninterrupted or free of errors, or that any lender will offer you a mortgage, a product or a particular amount. Decisions about buying a home or taking a mortgage remain yours, and we recommend advice from a qualified mortgage adviser. Nothing in these terms limits rights you have under consumer law where you live.
Complaints
If something goes wrong, email [email protected]. We acknowledge complaints within 5 working days and aim to reply in full within 4 weeks. Because Affordify does not provide regulated mortgage advice, complaints about Affordify are not handled by the Financial Ombudsman Service. You keep any rights you have under consumer law, including going to court.
Law and changes
These terms are governed by the law of England and Wales. If you live elsewhere in the UK or in the EU, you keep the protection of the mandatory consumer law where you live, and you can bring a claim in your local courts. We may update these terms; the date at the top shows the current version, and the version in force when you used the service applies to that use.
